The View Guidelines were developed by the Covenants Review Committee (CRC) in 2008 and last revised on 12/21/2016. The current CRC recently revised them again on 8/2/2023. The 7-page document was reduced to 3 pages, and important definitions such as “The Spirit of the Guideline” and “View Line” were eliminated.

Below are excerpts of the previous View Guidelines. The highlighted sections and figures depicting examples of a View Line were all omitted. These sections and figures demonstrated an intent to protect a home’s view above the roof-line visible from the Observation Zone and below the view elements (Lake Washington, Lake Sammamish, Puget Sound, City, Mountain, and Horizon). This area may include territorial views of rooftops, trees, and other surroundings. The current CRC eliminated the entire concept of a View Line, allowing new remodel requests to encroach all the way up to the lowest view element at the expense of neighboring homes’ views.
