We are Somerset homeowners just like you.

We do not agree with the recent changes that the CRC made unilaterally to the View Guideline and how they approved a second story addition that impacts neighboring views.

We want to work together to create simple, sensible, and sustainable protections for Somerset’s look, feel, and views.

Protections are clearly stated and easily understood

Protections make sense and align with the community’s shared principles

Protections endure and can’t be changed by less than a majority of the people impacted by them

The shapes, colors, and configurations of land, vegetation, and structures

The sense of harmony and flow as you move through our neighborhood

Views

Both FROM and OF our houses - includes how views are framed by the ridgelines created by roof alignment

The Somerset CRC is out of control

o   Opened the door to oversized homes everywhere on the hill

o   Resulted in a $100,000 lawsuit

  • Gave the OK for vegetation to obstruct existing views by growing into them

  • Refused to honor a Covenant Amendment passed to protect against their actions

o   And attacked the people who helped Division 8 generate it

  • Spent many thousands of dollars to prepare and defend these and other actions

o   Grossly exceeded their budget and wasted our dues

 

We Can Make Things Better At The Annual Meeting

Rather than more expensive lawsuits, we can simply elect representatives who will:

  • Honor the covenants designed to protect our carefully crafted neighborhood

  • Reset the View Guidelines to the 2022 version and then engage the community to clarify and update them in ways the community understands and supports

  • Provide clarity and reduce the likelihood of future lawsuits

  • Commit to better CRC oversite in the future per the SCA By-Laws
